The Intelligent REIT Investor

The go-to guide for smart REIT investing The Intelligent REIT Investor is the definitive guide to real estate investment trusts, providing a clear, concise resource for individual investors, financial planners, and analysts--anyone who prioritizes dividend income and risk management as major components to wealth-building. Later this year, the REIT industry will experience a watershed event when Standard & Poors creates a new Global Industry Classification Standard (GICS) sector called Real Estate. On September 1st, publicly traded equity REITs will be removed from Financials, where they have been classified since their creation in 1960, and begin trading as their own S&P Sector. This separation from banks and financial institutions already is attracting new investors, but REITs require an industry-specific knowledge that is neither intuitive or readily accessible to newcomers--until now. Using straightforward language and simple example to illustrate important concepts, this book will enable any reader to quickly learn and understand the lexicon and valuation techniques used in REIT investing, providing a wealth of practical resources that streamline the learning process. The discussion explains terminology, metrics, and other key points, while examples illustrate the calculations used to evaluate opportunities. A comprehensive list of publicly-traded REITs provides key reference, giving you access to an important resource most investors and stockbrokers lack. REITs are companies that own or finance commercial rental properties, such as malls and apartment buildings. Despite historically high total returns relative to other investments, such as the Nasdaq or S&P 500 index, most investors are unfamiliar with the REIT industry, and wary of investing without adequate background. This book gets you up to speed on the essentials of REIT investing so you can make more informed--and profitable--decisions. Understand REITs processes, mechanisms, and industry Calculate key metrics to identify suitable companies Access historical performance tables and industry-specific terminology Identify publicly-traded REITs quickly and easily REITs have consistently outperformed many more widely known investments. Over the past 15-year period, for example, REITs returned an average of 11% per year, better than all other asset classes. Since 2009, REITs have enjoyed positive returns; large cap stocks and cash are the only other classes that paralleled that record. Even in 2015, a 'year of fear' related to rising rates, REITs returned 2.4%, beating most all other asset classes. REITs have a long history (over fifty years) of performance, and are about to enter the big leagues. If you feel like you've been missing out, don't keep missing out. Prepare yourself, and your portfolio, to benefit from the demand for REITs that will follow the creation of a Real Estate GICS sector. The Intelligent REIT Investor gives you the information you need to invest wisely and manage your real estate risk effectively. By maintaining a tactical exposure in the brick and mortar asset class, investors should benefit from the information contained in The Intelligent REIT Investor. Join the REIT world and look forward to owning stocks that will help you to sleep well at night.

Risk and reward are always foremost in the determination of investment decisions and business transactions. Advances in the area of Information Communication Technologies (ICT) have enabled the development of new business paradigms. Such paradigms involve transactions taking place between loosely connected parties, often totally or partially unknown to one another. One important concept required to ensure such transactions are successful is transactional risk. The importance of doing this has been demonstrated in recent financial crisis. This book is unique in simultaneously taking into account the likelihood of an event occurring and its financial impact and provides an integrated discussion of the process of transactional risk identification, assessment, evaluation, management and recording in these emerging domains. It provides a detailed and clear exposition of the importance of transactional risk before detailing for its assessment and evaluation. The scope of the book is theoretical and practical and as such it will have a broad market both within academia and industry. Specifically this book should be of primary interest to researchers, graduate students and practitioners in the area of developing business intelligence techniques and their application in various real world applications.

Due Diligence and Risk Assessment of an Alterna...

The aim of the book is to provide practical guidance for the investor when compiling due diligence and deciding on an investment or against it. The focus of the book lays on the risk assessment and due diligence. It captures fund s internal and external risks and the investment style specific risks. The aim is to provide sound guidance to the alternative investment fund selection. The UCITS 3 directive widens investment tools for the traditional asset managers by allowing short selling of securities and diminishing the gap between the traditional and the alternative asset management industry and attracting traditional managers to the alternative investment universe. The author concentrates on three categories: Relative Value and Market Neutral, Event Driven and Opportunistic alternative investment funds. Whilst the industry is generally categorized into certain fund types it has to be stated that every fund is different and will have different risk attributes. Within the specific categories major risks will be the same, as the exposure towards the specific underlying will be similar. Still every single fund has to be examined on its own in detail, as it will have the specific alpha generating competitive advantage. Thus the author suggests a pre-selection of the potential fund manager or the management team by analysing the team and the fund s performance first. The analysis goes through the quantitative figures and the qualities of the management team. Detailed knowledge about the strategies and its fit into the portfolio is worthless unless the investor is able to select the performing manager. Without that skill the probability of ending up with an underperforming alternative investment fund or a blow-up is huge. The analysis of the management team qualities shows behaviour patterns helping to detect management teams, which are tending towards moral hazard. Secondly, the alternative investment fund style specific risks are examined. The author gives an overview over major risks per investment style. The specific investment style risk depending on the combination of the major risks can be a warning sign for the future performance. Thirdly, the fund s internal and external risks are analysed. The internal risks are directly connected to the management team and its operations. The external risks are diverse outside factors influencing the fund s performance, e.g. the industry and the macroeconomic risks. The risk profile is categorized in five levels thereof the level five is marked as a red flag and automatically falls out of the investment focus. The level one, two and three are favourable investment targets while the level four should be preferably avoided or at least further examined before the final investment decision is done. The alternative investment funds seem to be more an opportunity than a risk for those who can accomplish thorough due diligence selecting the funds, which will deliver the superior risk-adjusted return. The investor should seek to know as much as possible and obtain information about the factors, which are beyond the manager s control. To invest is an "art" based on the skill and the experience. There is no perfect model to rely on. The business is based on logical and reflexive thinking as well as the strong interpersonal relationships. This foundation creates the conditions to succeed for both, the manager and the investor.

Initial Public Offerings

In a corporations financial life going public by means of an IPO is probably the single most important decision. It turns a private company into a public one. Our book will provide an inside view of the IPO process. On the one hand, it draws on the insights of an experienced investment banker, who has gone through numerous IPO transactions. On the other hand, it relates the story of an actual IPO through the eyes of a Chief Executive Officer who has taken two of his companies public. This unique double perspective is our books defining feature. We do not discuss initial public offerings in a textbook style fashion. What we would like to bring out is a more comprehensive portrayal of a once-in-a-lifetime event for most companies and their management, alike.

Risk and Management of Current and Future Storm...

Storm surges represent a major hazard for many coastal regions worldwide. The 1953 and 1962 catastrophes are well remembered in Europe, and recent incidents in Bangladesh and Myanmar caused over 100,000 casualties. Developing innovative responses and overcoming the frequently fragmented discussion about this global phenomenon and its regional implications call for improved knowledge of present risks and future conditions based on sound interdisciplinary approaches. This selection of articles presents multiple scientific and management oriented perspectives on current and future storm surges, covering the fields of observing, modelling and forecasting, risk and vulnerability analysis, planning and innovative coastal protection concepts. It originates from the international ' 2010 Storm Surges Congress - Risk and Management of Current and Future Storm Surges,' initiated and organized by the Institute of Coastal Research, Helmholtz-Zentrum Geesthacht (formerly the GKSS-Research Centre) in collaboration with the KlimaCampus (CliSAP) of the University of Hamburg, Germany. The Land-Ocean Interactions in the Coastal Zone (LOICZ) co-sponsored the event and its international project office (IPO) provided the necessary organizational support. The congress was generously supported by international and national partners. Some highlights:Remote sensing surveillance and mapping of storm surge extent based on NASA MODIS sensors may ultimately provide new global insights into the vulnerability of deltas where human pressures outbalance natural land-ocean forcing. Up-scaling hazard lines and risk mapping from local to full continental scale is the ambition in India. From an insurance risk perspective, its societal perception and economic issues determine societal response options. In urban contexts flood risk is anticipated as a combination of climate change-induced sea level rise and socio-economic drivers. A cost-benefit analysis of flood defence in London underlines the fact that future investment will be highly beneficial, thoughtful planning rather than rushing to new engineering solutions is preferable.Several modelling case studies and approaches are presented, covering the effects of individual storms, the development of analytical models that can help us to understand relevant processes and mechanisms, and sensitivity studies that test the impact and relevance of various physical processes for storm surge generation and evolution. Hydrodynamic models applied to different emission scenarios suggest that the threat of extreme storm surges in the North Sea may increase but strong decadal fluctuations and internal variability need to be considered. A Korean study suggests that future global warming may not always lead to an increase in the number of intense cyclones or the magnitude of associated storm surges.Past and recent storm surges arising at the dune coast of France call for improved assessment and management of a growing flood risk in future sea-level rise projections. In the same context rather than deterministic approaches, considering the uncertainties that influence extreme water levels can significantly improve the design levels of coastal structures and flood defences. The innovative Dutch "Building with Nature" concept employs natural processes for coastal flood protection.Previously published in Natural Hazards, Volume 66, No. 3, 2013

Following two successful events in Guilin, People's Republic of China (KSEM 2006) and in Melbourne, Australia (KSEM 2007) the third event in this conference series was held for the first time in Europe, namely, in Vienna, Austria. KSEM 2009 aimed to be a communication platform and meeting ground for research on knowledge science, engineering and management, attracting high-quality, state-of-the-art publications from all over the world. It offers an exceptional opportunity for presenting original work, technological advances, practical problems and concerns of the research community. The importance of studying "knowledge" from different viewpoints such as science, engineering and management has been widely acknowledged. The accelerating pace of the "Internet age" challenges organizations to compress communication and innovation cycles to achieve a faster return on investment for knowledge. Thus, next-generation business solutions must be focused on supporting the creation of value by adding knowledge-rich components as an integral part to the work process. Therefore, an integrated approach is needed, which combines issues from a large array of knowledge fields such as science, engineering and management. Based on the reviews by the members of the Program Committee and the additional reviewers, 42 papers were selected for this year's conference. Additionally, two discussion panels dealing with "Knowware: The Third Star after Hardware and Software" and "Required Knowledge for Delivering Services" took place under the auspices of the conference. The papers and the discussions covered a great variety of approaches of knowledge science, management and engineering, thus making KSEM a unique conference.
